The thesis

The home you can't afford should still pay you.

Short-term rental yields in well-run cities outperform most listed REITs. Most people can't write a £180,000 cheque to capture them. We think a £100 ticket — backed by an actual home, run on actual operations software — could change who gets to participate. That's the question. The page below sketches an answer.

Each property is a working short-term rental managed on the LivAround operations platform. Yield isn't a token mechanic — it's bookings, cleanings, and check-ins, paid out monthly.

Pooled, not leveraged.

1,000–2,000 owners share one home. There is no debt against the asset and no margin call. Returns track the property's actual operating performance.

Liquidity, eventually.

The hardest design question. Concept assumes a periodic owner-to-owner trading window inside the platform. We have not yet structured the legal mechanics; this is the part we most want feedback on.

Q01 Is this a security?
Probably yes. In every market we'd operate, fractional ownership of yield-producing real estate is a regulated activity. Any actual product would be structured and offered through authorised firms — likely as units in a collective investment scheme, a tokenised economic interest, or via a regulated SPV per market. We are not authorised to operate or promote one today.
Q02 How would I exit?
The hardest design question. Concept assumes a periodic in-app trading window where existing owners post offers and buyers fill them — closer to a private secondary market than a public exchange. We do not yet have the legal mechanics defined. If forced redemption isn't structurally possible, that has to be honest in the disclosure.
Q03 Why these three cities?
Dubai (regulator-friendly STR market under Tourism Dirham), Phuket (mature short-let economy with clear villa supply), London (the team's home market and a known mid-term rental wedge). Each would need a local authorised partner to operate. India and other markets are not on the concept map yet because the local STR regulation is more fluid.
Q04 What's the operations layer?
Each property would be run on the LivAround operations platform — the same software 100+ Goa hosts already use to dispatch cleaners, manage check-ins, and reconcile bookings. That's the only piece of this concept that already exists today. Owner payouts would be derived from that ledger directly, not estimated.
Q05 When?
We don't know. The honest answer is: not until we have an authorised partner in at least one market and a clean legal wrapper for owner-to-owner transfers. The waitlist is to gauge interest — not to imply imminence. The active business today is short-term rental operations software.
Q06 How is this different from a REIT?
REITs pool capital across hundreds of buildings, abstracting the asset. The point of this concept is the opposite: you choose this villa or this loft, see its booking history, and track its actual performance line by line. Closer in spirit to AngelList syndicates than to a listed property fund.
